How much were your power bills
last year? What about repairs to
your home in the past three years?
How many square feet of heated
space are in your home? When was
it built? Have a set of floor plans?
How much are property taxes?
These are questions buyers will ask.
Locate the bills, floor plans, and
other documents that support
answers to the questions asked
above. Gather other useful
information about your home to,
such as insurance costs,
improvements to the home, etc. Find
photos of the exterior both in and
out-of-season, or before and after
major improvements were added.
Interior shots are also important.
Now, buy a one inch, 3-hole
notebook and some plastic 3-hole
sleeves. Create a cover sheet for the
front of the notebook entitled “Our
Home!” or “Home Sweet Home”.
Inside, write a narrative about your
home for the first page telling why
you bought it, what you’ve enjoyed
about it, etc. Fill the rest of the
notebook sleeves with photos on the
left page and documents on the
right-hand page.
Place the notebook on the dining
room table for buyers to inspect. As
they thumb through, they will
always see a colorful, emotional
photo on the left and facts and
figures on the right. This simple
technique will increase buyer interest
and excitement. A quick sale can be
the result.
